Every apartment is cleaned, painted and has the carpet cleaned or replaced prior to move-in. The Property Manager also inspects each unit before it is deemed ready.
You can contact the Leasing Office during normal business hours or call the stand-by emergency maintenance number for any after-hours emergency maintenance needs.
Maintenance issues are handled in the order in which they are received with any emergency maintenance needs taking precedence.
You can contact the stand-by maintenance technician, via the stand-by emergency number, and a maintenance technician will unlock your apartment after your identification has been verified.
Yes, hanging pictures and other decorations is encouraged! If you would like to paint your apartment you will need to check with the Property Manager first.

Pool hours are from 10 A.M. to 10 P.M. from Memorial Day weekend through Labor Day weekend
Yes, there's free lot parking as well as carports for rent.
There is a one-time, non-refundable pet fee where applicable and additional monthly pet rent per pet in the unit. Please see our Pet Policy on the Amenities page for additional information.
All kitchen appliances, including refrigerator, gas stove, dishwasher and garbage disposal.

Yes, our shortest lease term is 6 months.
Yes, we offer corporate housing through VIA by Edward Rose. Please contact your Leasing Office for more information.
There are no quiet hours. We charge a fee to rent our community building where applicable.
We accept both walk-ins and appointments.
Our Property Managers are always accessible to our residents.
You can apply on our website or at the Leasing Office with an iPad provided.
We are usually able to get results back within a day, however, sometimes the process can take longer depending on the situation.
You will need to pay your Security Deposit, Administrative Fee and your pro-rated rent amount.
Our Leasing Consultants are happy to provide any information for first-time renters.
You can pay online, using WIPS (Walk-In Payment System), or you can mail in a paper check.
You will need to log into your Resident Service account, via the website, to pay rent.
There are additional fees for Internet service, Dish Network, and carports.

You are allowed to have guests at your apartment. We do ask that any guests please park in parking spots facing away from the building.
If you break your lease early, a 60-day notice is required, and the fee is 200% of your monthly rental rate.

Meijer, GVSU, John Ball Zoo, downtown Grand Rapids, and Millennium Park.
A bike trail runs along the east side of the community
